Hi there, I'm Sean, 38, living in my home on a quiet and friendly block towards the outskirts of the city.

I am the home-owner, and therefore the landlord. Nobody else you have to work with or communicate with to get to me. I live here, I keep the place clean and well-maintained, and I'm very tolerant and flexible about things.

The area is similar to that of a cozy little town - local shops are around as well as some small professional businesses and restaurants - but the whole city still remains available:
Easy access to highways (309, 76, 476, 276), regional rail (just a few blocks to either Carpenter Station or Allen Lane Station), and numerous bus routes within easy walking distance (either end of the block).

There is also convenient on-street parking, and the home is just a short distance from Germantown Ave and Philadelphia University, while still maintaining that "outside the city" feel, with nearby "Carpenters Woods" and the expansive "Valley Green" with acres of trails being located a bit to the South as well.

All rental time periods will be considered, from temporary to semi-permanent (if things work out).

Looking to rent out a small second story bedroom (8X9.5ft) which would be optimal for someone who doesn't mind a compact personal living space, or whom won't be planning on bringing too much with them. The shared area is quite large and very available, but it is something to consider.

I have my own bedroom, and up to two other clean and respectful renters may inhabit the third floor as a bedroom/living space, and the other (larger) 2nd floor bedroom. The rest of the house is for shared use (2nd floor: bathroom, 1st floor: kitchen w/ washer and dryer, living room and entry room).

I'm asking $650/month + splitting utilities (a bit less than $100 a month after 5-way split) although I can work with any potential renters on this price depending on if I feel it's going to be a good fit or not. Compatibility is our primary concern. We're looking for someone who's not going to cause problems. We don't really have many rules, but everyone keeps things clean and we're all pretty cool. Require first and last month's rent, along with a month's security deposit to move in. Rent is due at the 1st for each month going forward.

There's a very friendly and pleasant vibe among the current occupants, and we'd like to keep things as such. We're not besties and don't expect the world from one another, but we get along well, spend some time together here and there, and don't mind asking favors or offering help to one another.

OTHER NOTES:

The home already includes a cat and a dog, so if that's a problem, this listing isn't for you. Bringing any of your own animals into the home is negotiable, depending on the specifics. The yard is fully fenced, with a gate, and I have previously lived with renters who own dogs. We are animal friendly :)

Speaking of friendly, we're all nice open-minded people living here, so no worries there whatever your lifestyle or situation may be, as long as you can reciprocate that same tolerance and respect towards others as well.

I've been asked about parking. It's on-street only (we don't have a driveway or anything), but hasn't been an issue for anybody so far. At worst, parking around the corner is always an option- it's not like Manayunk or Center City where driving 10 minutes in circles to find a spot is a regular thing. Most often there's an open space or two pretty much in front of the house. Time-of-day is a consideration as well, but I took the pictures of the block at 3PM on a random weekday, and there were two spots immediately visible. I can't promise that will always be the case, but it has rarely been much of an issue.

This room is being rented for singular occupancy only. It's just one room, available for one person to live in. Pets are a different story, but people are not, sorry.

Smokers/non-smokers/etc welcome, although no smoking in the home please. There is a covered front porch that stays dry unless there's a monsoon going on outside, and a backyard with makeshift patio as well.

The home is well-kept, and I'd like it to stay that way. Not very picky, basically looking for someone who is not going to cause problems or leave a trail of mess behind them all of the time, besides that, VERY flexible.

There is a local food co-op down the street. We get a decent discount there as members, etc. It's very convenient and you're getting fresh local food, and still helping the community. win-win-win. There's an Acme a few blocks away as well if you prefer that option.

The Utilities have averaged ~$100 monthly/person for a while now. We like to keep it minimal. This includes FiOS Gigabit Service for internet, and we forgo having actual cable TV. We also turn off lights when we're not in a room, don't leave water running for hours, and we recycle- easy stuff.
